Utah law allows for an expedited procedure when evicting tenants for non-payment of rent, nuisance, or when a tenant remains in the property after the expiration of a lease.  However, Utah's Unlawful Detainer Statute, which allows for the expedited eviction process, must be strictly complied with in order to have the benefit of its accelerated proceedings.
 
Utah Code Section 78B-6-801 through 816 provides the mechanism for Utah's eviction procedures.  The statute states that a tenant is in "Unlawful Detainer" if he/she fails to pay rent, causes a nuisance, commits criminal activity on the property, damages the property, or remains in the property after a lease has expired.  Specific written notices are required in order to place the tenant in Unlawful Detainer.
 
After the proper notices have been given and the tenant is in Unlawful Detainer, the landlord must then initiate a legal proceeding to obtain a court order before the property is returned to the landlord.  If the Utah statutes are properly adhered to, the landlord could obtain possession of the property quickly and also could obtain a judgment against the former tenant for triple the rent and for damages to the property.
